LandlordOS Free Tools — Terms of Use

These Terms of Use (the “Terms”) govern your use of the free public tools at llservices.us/free-tools/ (the “Free Tools”) provided by Landlord Services LLC (“LandlordOS,” “we,” “our,” or “us”), a Connecticut limited liability company. By using any Free Tool you agree to these Terms. If you do not agree, do not use the Free Tools.

1. What the Free Tools Are — and What They Are Not

The Free Tools include the AI Lease Review, the Compliance Audit, the Eviction Notice Generator, and any other tool we publish at /free-tools/. They produce general informational output based on landlord-tenant statutes in Connecticut and Massachusetts, federal landlord obligations, and our internal templates and rules.

The Free Tools do not provide legal advice. Use of the Free Tools does not create an attorney-client relationship with LandlordOS, with Landlord Services LLC, with Ira M. Turner, or with any law firm. The Free Tools are not a substitute for advice from a licensed attorney who knows the specifics of your situation, your property, and your tenants.

This site is not attorney advertising. Although LandlordOS was built by an attorney licensed in Connecticut and Massachusetts, the Free Tools and the LandlordOS platform are software products operated by a Connecticut LLC, not a law firm. Nothing on this site is intended as a solicitation of legal services or as advertising for legal services.

By submitting any document or information to the Free Tools, you grant LandlordOS a worldwide, perpetual, irrevocable, royalty-free, sublicensable license to use, store, reproduce, analyze, modify, create derivative works from, and incorporate the substance of your submission for the purposes of:

This license survives termination of these Terms and is not affected by any later request you make to delete personal data — the personal data subject to that request will be removed, but the licensed CONTENT (including derivative templates and clause libraries already produced) survives.

5. Our Anonymization Commitment

Before any clause, drafting pattern, or text derived from your submission appears in any LandlordOS public template, marketing material, or product content, we will strip identifying details. Specifically, we will remove:

The license you grant in Section 4 does not permit us to publish your identifying details. The license permits us to learn from the substance of how a clause is drafted, then apply that learning to our own materials with the identifying details removed.

6. Retention — and Your Right to Opt Out

By default, when you upload a lease to the AI Lease Review, we retain (a) the extracted text of your lease and (b) the original file you uploaded, along with the AI's findings and the metadata about your submission. We do this so we can audit our review accuracy, improve the tool over time, and exercise the license you grant in Section 4.

You may opt out of retention. The upload form includes a checkbox that lets you tell us not to retain your lease text or original file. If you check that box, we will run the AI review, return the result to you, and then immediately delete the lease text and the original file. We will still keep limited metadata (state, finding counts, severity counts, timestamp, and your email address if provided) for fraud prevention, rate limiting, and platform analytics. The AI's findings (the JSON result we return to you) may also be retained in your record so you can come back to view it via your share link.

The Compliance Audit and Eviction Notice Generator do not retain the substance of what you submit. Those tools take form input, generate an output (PDF or findings page), and discard the form input after the output is produced. Limited metadata about the request (timestamp, IP address, output type) may be retained for rate limiting and abuse prevention.

7. AS-IS — No Warranty

The Free Tools are provided AS-IS and AS-AVAILABLE, without warranty of any kind, either express or implied, including any warranty of merchantability, fitness for a particular purpose, accuracy, completeness, or non-infringement. The output of the Free Tools is the product of automated AI analysis applied to publicly available statutes and to our internal templates. The output may be incomplete, may miss issues that matter for your specific situation, may flag issues that are not actually problems for your specific situation, and may contain errors or omissions. You are responsible for evaluating the output and for any decisions you make based on it. You should consult a licensed attorney for advice on your specific situation.

8. Limitation of Liability

To the fullest extent permitted by law, the total liability of LandlordOS, Landlord Services LLC, Ira M. Turner, and any affiliates, officers, members, employees, contractors, or agents arising out of or relating to your use of the Free Tools is limited to zero dollars ($0), reflecting that the Free Tools are provided to you at no cost. In no event will LandlordOS or any affiliated person be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, including loss of profits, loss of business, loss of data, or attorney's fees, even if we have been advised of the possibility of such damages.

9. Your Indemnification of Us

You agree to defend, indemnify, and hold harmless LandlordOS, Landlord Services LLC, Ira M. Turner, and any affiliated persons from and against any claims, damages, liabilities, losses, costs, and expenses (including reasonable attorney's fees) arising out of or relating to: (a) your breach of these Terms; (b) your breach of any representation or warranty in Section 3; (c) any third-party claim that your submission infringes the third party's intellectual-property, privacy, or contractual rights; or (d) your use of the Free Tools in a manner inconsistent with these Terms or with applicable law.

10. Takedown / Removal Requests

If you believe content you submitted should be removed because you did not have the right to submit it, or because it contains personal information that should not be retained, you may request removal by emailing legal@llservices.us with the share-link URL of your review and an explanation of the basis for the request. We will respond within a commercially reasonable time. Removal of the content you submitted does not retroactively un-do any derivative work already produced under the license in Section 4 (such as a template clause that was anonymized and incorporated before the removal request was received), but we will not produce any further derivative work from removed content.

11. Privacy

Use of the Free Tools is also subject to our Privacy Policy, which describes what personal data we collect, how we use it, and what rights you have to access or delete it. To the extent the Privacy Policy and these Terms conflict on a question of personal data, the Privacy Policy controls.

12. Changes to These Terms

We may update these Terms from time to time. Each version is identified by the version stamp in the header above. When you accept these Terms by submitting a Free Tools form, we record the version you accepted, the date and time of acceptance, and your IP address. Material changes to the license grant in Section 4, the retention practices in Section 6, or the limitation of liability in Section 8 will require fresh acceptance from anyone who continues to use the Free Tools after the change.

13. Governing Law and Venue

These Terms are governed by the laws of the State of Connecticut, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or your use of the Free Tools must be brought exclusively in the state or federal courts located in or having jurisdiction over Norwich, Connecticut, and you consent to the personal jurisdiction of those courts. The United Nations Convention on Contracts for the International Sale of Goods does not apply.

14. Severability

If any provision of these Terms is held by a court of competent jurisdiction to be unenforceable, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will remain in full force and effect.

15. Entire Agreement

These Terms, together with the Privacy Policy and any specific terms presented at the time you submit a Free Tools form, constitute the entire agreement between you and LandlordOS with respect to the Free Tools, and supersede any prior or contemporaneous communications and proposals on the subject.
