By registering as a contractor, you agree to the following:

Workmanlike performance. You will perform all work described
in each job commitment in a skilled, workmanlike manner, consistent with
applicable building codes, local ordinances, and industry standards.

Licensing & permits. You will hold and maintain all
required licenses, registrations, and permits throughout each engagement
and will obtain all project-specific permits unless otherwise agreed in
writing with the landlord in advance.

Insurance. You will maintain, and upon request provide
proof of, general liability insurance in amounts adequate for the scope
of work. You understand that the landlord may require a certificate of
insurance before work begins.

Timeline. You will complete work within the timeline
stated in the job commitment. If delays are anticipated, you will notify
the landlord in writing as soon as practicable.

Responsibility for damage. You accept responsibility
for any damage to the property, common areas, or tenant belongings
caused by you, your employees, or subcontractors.

Clean and safe worksite. You will maintain the worksite
in a safe condition throughout the engagement and will clean up debris,
materials, and waste upon completion.

Compliance with law. You will comply with all applicable
federal, state, and local laws, including OSHA safety requirements,
non-discrimination statutes, and privacy rules.

Payment. The landlord reserves the right to withhold
final payment pending satisfactory completion and inspection of work.
Disputes will be resolved in good faith between the parties.

Independent contractor status. You are an independent
contractor, not an employee. You are responsible for your own taxes,
workers' compensation, and benefits.
These terms apply to each job commitment submitted through the portal.
The landlord may update these terms; continued use of the portal constitutes
acceptance of any updated terms.
