Rental Application — Authorization & Consent

Before completing your rental application, you must review and consent to the following disclosures and authorizations. Your electronic signature is legally binding.
Consumer Report Authorization

DISCLOSURE AND AUTHORIZATION TO OBTAIN CONSUMER REPORTS

In connection with your application for rental housing, the Landlord or its authorized agents may obtain one or more consumer reports or investigative consumer reports about you. These reports may include information about your credit history, criminal background, eviction history, rental history, employment verification, and other relevant information from public and private sources.

Fair Credit Reporting Act (FCRA) Notice — 15 U.S.C. § 1681 et seq.

Under the FCRA, you have the following rights:

  • You have the right to know if information in a consumer report has been used against you in making a rental decision.
  • If you are denied housing based in whole or in part on information in a consumer report, you will be provided with an adverse action notice identifying the source of the report.
  • You have the right to dispute the accuracy or completeness of any information in a consumer report directly with the consumer reporting agency.
  • Consumer reporting agencies must correct or delete inaccurate, incomplete, or unverifiable information, generally within 30 days.
  • You may request a free copy of your consumer report from the reporting agency within 60 days of an adverse action.

Authorization to Verify Information

By signing below, you authorize the Landlord and its agents to:

  • Obtain consumer reports and/or investigative consumer reports about you;
  • Verify your employment, income, and rental history by contacting your current and former employers and landlords;
  • Search publicly available court records, including civil and criminal case records;
  • Conduct any other lawful screening activities related to your rental application.

Connecticut Fair Housing

The Landlord complies with all applicable federal, state, and local fair housing laws, including the Connecticut Fair Housing Act (Conn. Gen. Stat. § 46a-64c). Housing decisions will not be made based on race, color, religion, sex, sexual orientation, gender identity or expression, marital status, national origin, ancestry, familial status, disability, lawful source of income, or veteran status.

Privacy Notice

The personal information you provide in this application will be used solely for the purpose of evaluating your rental application. Your information will not be sold or shared with third parties except as necessary for screening purposes or as required by law. Your Social Security Number (last 4 digits only) is collected for identity verification purposes.

Application Data Retention

Application records, including consent documentation, are retained permanently as part of the Landlord's business records for legal compliance purposes.

Credit Report Authorization

In addition to the general consumer report authorization above, you specifically authorize the Landlord to obtain a credit report from one or more consumer reporting agencies, including but not limited to Experian, TransUnion, and/or Equifax, for the purpose of evaluating your rental application.

You understand that:

  • A credit inquiry may appear on your credit report.
  • If your application is denied in whole or in part based on credit information, you will receive an adverse action notice identifying the consumer reporting agency used, and you have the right to obtain a free copy of your report within 60 days.
  • You may dispute the accuracy of any information in your credit report directly with the reporting agency.
Rent Payment Reporting Authorization

You authorize the Landlord to report information about your tenancy — including monthly rent payment history (on-time payments, late payments, and/or partial payments), lease start and end dates, and lease compliance — to consumer reporting agencies during and after your tenancy.

Positive reporting: On-time payments may be reported, which can help build your credit history. Late or missed payments may also be reported.

You have the right to dispute any inaccurate information reported about your tenancy by contacting the Landlord in writing. This authorization remains in effect for the duration of your tenancy and for up to 7 years following lease termination, as permitted by applicable law.

Electronic Signature

By typing your full legal name below, you acknowledge that you have read, understand, and agree to the above disclosures and authorizations. This electronic signature has the same legal effect as a handwritten signature.
